The goal was to eliminate the dark dreary appearance of the brown brick facade, however the City of Centerville planning commission insisted on seeing rendered illustrations of the new proposed materials (EIFS, stone, lighting) before a permit could be issued.

This rendering was created using overlays on a photograph of the existing building. Several iterations were completed, to show the effect of a variety of colors for the EIFS and to show options for placement of the cultured stone. Ultimately, the design was approved by the City and was transferred to another shopping center as well.
