Creative Technology Accelerator
CityWide Development and the City of Dayton Department of Economic Development commissioned The Architectural Group (TAG) to develop a concept for a new three story 40,000 SF speculative office building that would attract technology oriented tenants and be LEED certified. TAG formed a team with the engineers and construction manager for the project to quickly identify an innovative approach to integrate sustainable design concepts while controlling the construction costs of the project.
TAG involved the CM and the engineers in every step of the design process, as their input was critical to ensure that the design was customized to take advantage of the existing site features. Cost critical items were identified early in the process and with this knowledge we were able to choose less expensive materials for the majority of the construction. More expensive materials were used sparingly. The team was able to pinpoint which sustainable design components would have the least impact on the budget and provide the most value to the client, therefore these became the criteria used for the final design. Ultimately, through the positive impact of team work, the building was able to be constructed well under the initial cost estimates and become the first LEED Gold Building in the City of Dayton.
