This project took the 11,250 square foot unfinished first floor space and transformed it into a modern black box theater in the heart of downtown Dayton The tenant fit out of the first floor “white box” space had a project construction budget of $200,000.00. Services for the tenant fit out of the 11,250 square foot unfinished first floor space included review of design development documents to ensure the theatre’s program requirements were being met, inclusive of a 200 seat black box theater, dance/classroom studios, associated backstage theatre dressing rooms and services and 200 SF serving kitchen and associated support spaces. Review of code requirements and full compliance and production of construction documents, detailing and coordination of Owner provided systems including theatre lighting, theatre seating and theatre floor systems. Specific serving kitchen construction documents were produced and submitted to ensure approval and issuance of food service license.

 The working history between the Victoria Theatre Association and The Architectural Group allows us a general knowledge of the expectations and theatre specific requirements of the client. This knowledge along with detailed coordination with Owner’s contractors for theatre equipment and furnishings, during the design phases, prevents timely and costly changes to the project during construction. Detailed construction drawings allowed for a smooth construction phase. The Victoria Theatre Association was able to meet their grand opening event with serving kitchen and theatre in full operation. Since it’s opening in November 2018 the facility has brought events and people to a once underutilized prominent corner property in downtown Dayton. This allows the VTA to continue to bring great art and community events to the city of Dayton and surrounding areas.

 The successful completion of this project gave new life to an underutilized prominent corner in downtown Dayton and allowed the Victoria Theatre Association to expand its outstanding list of performance venues and increase its services by providing a new and interactive theatre experience and educational spaces for the people of Dayton, Ohio.
